The right value, at the right date

Selling or transferring a property you've owned or inherited? Your gain is worked out from its value at a specific date in the past, and that figure needs to stand up if HMRC asks. We research the market as it was then and give you a clear, evidence-based report for you and your accountant.

Frequently asked questions

Which date do I need a valuation for?
It depends on how you acquired the property. Common dates are the date of death for inherited property, the date of a gift, or 31 March 1982 for long-held property. Your accountant can confirm.
Can you value a property I've already sold?
Yes. We can value it at the relevant past date using sales evidence and records, even if we can no longer inspect it.
How far back can you go?
Decades. We regularly provide 31 March 1982 valuations, as reliable sales records exist for residential property going back well beyond then.
Will HMRC accept the valuation?
Our report follows the RICS Red Book and sets out the evidence for the figure, which is what HMRC looks for. Your accountant can also ask HMRC to check the value after a sale.
How much does it cost?
Our fee is fixed and based on the property's value. You'll see your exact price online before you book.
Do I need a valuation if the property was my main home?
Possibly not. Private residence relief can reduce or remove the tax. Check with your accountant before booking.
Can you value more than one date or property?
Yes, in a single instruction.
