If you own a Shared Ownership property, a RICS valuation is a legal requirement whenever you wish to staircase, sell your share, or remortgage. When You Need One

When a Shared Ownership Valuation is Required

Staircasing
When you buy additional shares in your Shared Ownership property, your housing association requires an independent RICS valuation to establish the current market value. A new valuation is required every time you staircase, regardless of how recently the last valuation was carried out.

Selling Your Share
If you do not own 100% of your home, you must obtain a RICS valuation before selling. The sale price of your share will be based on this valuation. We produce reports in the format required by your specific housing association.

Remortgaging
Some lenders require a formal RICS valuation when you remortgage a Shared Ownership property. We can provide a Red Book compliant report swiftly to meet lender deadlines.

Back-to-Back Resale
If a buyer wishes to simultaneously staircase and purchase your share, a RICS valuation is required for the staircasing element even if not needed for the resale itself.

Validity of your valuation

Your valuation is typically valid for 3 months from the date of inspection. Some housing associations accept up to 6 months. If your transaction does not complete within the validity period, we offer a Desktop Valuation update to extend the report at a reduced fee.

Do I need a RICS valuation every time I staircase?
Yes. A new independent RICS valuation is required each time you purchase additional shares, as the market value of your property will have changed since the last valuation.
How long does a Shared Ownership valuation take?
We aim to carry out the inspection within 3-5 working days of instruction and deliver your report within 5 working days of the inspection. We understand that housing association timescales can be tight and work to meet your deadlines.
Will my housing association accept SPI's valuation report?
Yes. Our valuations are carried out by RICS Registered Valuers and comply fully with RICS Red Book Global Standards, which is the requirement of all major housing associations. If you have a specific housing association requirement, please contact us and we will confirm acceptance before instructing.
What if I've made improvements to my property?
Where you have carried out home improvements that affect the value of your property, your report will include two figures: the current market value including improvements, and the unimproved value. This is a standard RICS requirement for Shared Ownership valuations.
